Shower Pan Re-Caulking Project in Toronto

This Toronto rental property project involved replacing deteriorated and mold-affected caulking around the shower pan during a broader bathroom maintenance visit. The worn sealant was removed so the affected joints could be cleaned and prepared before fresh silicone was applied.

CanRenovation documented the condition of the shower area for the property owner before proceeding with the repair. A separate tub spout issue was also identified and addressed during the same visit.

Inspecting the Deteriorated Shower Caulk

The existing caulking around the shower pan was visibly worn and affected by mold growth. The condition of the joints was reviewed to determine which sections needed to be removed and replaced.

The goal was to renew the deteriorated seal around the shower pan rather than cover the existing caulk with another layer.

Removing the Mold-Affected Caulking

The old caulking was removed from the affected shower pan joints so the underlying surfaces could be cleaned before new material was applied.

Removing the deteriorated sealant created a cleaner surface for the replacement silicone and allowed the new bead to be applied directly along the joint.

Applying Fresh Silicone Around the Shower Pan

Fresh silicone caulk was applied around the prepared shower pan edges with attention to keeping the bead continuous and consistent along the joint.

The finished caulk lines were smoothed to create a neat transition between the shower pan and the adjoining surfaces. The separate tub spout issue identified during the visit was also addressed as part of the bathroom maintenance work.

The Finished Toronto Bathroom Maintenance Project

The completed project replaced the mold-affected and deteriorated shower pan caulking with fresh silicone and left the repaired joints with a cleaner, more consistent finish.

This Toronto bathroom maintenance project shows how a routine service visit can also identify and address additional repair needs while keeping the main work focused on the affected shower caulking.
